Active leaks, no heat in winter, gas smells, electrical hazards. Save these numbers in your phone now — you don't want to be searching for them when something's wrong.

Your portal is where rent, lease, maintenance requests, and ledger live. The smoothest move-ins set this up on day one.

• Sign into the Buildium tenant portal
• Enable auto-pay (ACH is free, card has a small fee)
• Bookmark the portal so you can find it next time

Trip a breaker (it happens) and you need to know where this is. Some night you'll thank yourself for finding it before you needed it.

• Locate the panel: Typically in the basement, garage, or a utility closet on the main floor. Look for a gray metal panel about 18" wide.
• Make sure you can reach it without moving stuff

A burst pipe in the wall can dump 50+ gallons before you notice. The shut-off stops it instantly. Knowing where it is can save thousands of dollars in damage.

• Locate the main shut-off: Look near where the main water line enters the house — usually in the basement or near the water heater. There'll be a single valve on the main supply line.
• Verify the valve turns (give it a quarter turn, then back)
• If you smell gas or there's a gas issue: Outside near the gas meter. Use a wrench to turn the valve perpendicular to the pipe to shut off.

Rochester winters mean a few specific things you're responsible for. Skip these and you risk burst pipes, ice dams, or worse.

• Disconnect garden hoses before the first hard freeze
• Set thermostat to at least 55°F when you're away in winter
• Know your snow + lawn responsibilities (per your lease)
• Open cabinet doors under sinks during deep cold snaps
